Solar PV service and inspections: obligations and good practice
Updated: 06/10/2026 · 5 min read · Ozeplan editorial teamBuilding law requires owners to check the building's technical condition at least every 5 years, including tests of the electrical and lightning protection installations (connections, protection devices, shock protection, insulation resistance, earthing). People with a supervision (D) qualification may carry out these tests. The rules set no separate interval for PV itself, so check manufacturers' warranty conditions. Panels produce voltage even after the system is switched off, so label the house for firefighters.

Building law obligations
At least every 5 years: a technical condition check with tests of the electrical and lightning protection installations (art. 62(1)(2)).
The annual check under art. 62(1)(1)(a) does not apply to single-family houses.
Electrical tests may be done by people with a supervision (D) qualification certificate.
What to check during an inspection
Modules and mounting: cracks, soiling, fixings, cables on the roof.
DC and AC connections and protection devices, shock protection, insulation resistance and earthing.
Inverter fault history and production compared with previous periods.
Labelling and access to the disconnect switch for firefighters.
We found no official guidance on how often to clean panels or on mandatory inspections of the PV system itself. Follow the manufacturers' instructions and warranty terms.
Fire safety and labelling
The State Fire Service requires labelling under PN-HD 60364-7-712 and a DC voltage warning. The plan for rescue teams should show the fire switch or main AC switch, the inverter, DC cable routes and any extra safety devices. Tell firefighters where the modules, DC cables and batteries are.
When to call for service
The inverter reports faults or shuts down on sunny days.
Production is clearly lower than in the same period last year.
After a storm, hail, strong wind or roof work.
You plan to add home energy storage or replace the inverter.
Frequently asked questions
How often should a solar system be inspected?
Building law requires a test of the building's electrical installation at least every 5 years. The rules give no separate interval for PV; check manufacturers' warranty terms.
Who may inspect a solar installation?
Electrical tests under the building law check may be done by people with a supervision (D) qualification certificate.
How do I label a house with solar panels for firefighters?
Following fire service requirements: a label under PN-HD 60364-7-712, a DC voltage warning and information on where the modules, DC cables, inverter, switch and batteries are.
